Looking to buy or sell a home in Howard County, Maryland? Despite the cold weather, the market has been hot! Even with interest rates hovering around 7%, buyers are still actively looking. Many hope to get into a home and refinance down the line rather than waiting as home prices continue to climb.
Using the Bright MLS Home Demand Index (HDI), we can see which markets are most competitive and which markets might be holding steady or slowing based on a few data points, including showings and online views. The hottest market in Howard County is the 21075 zip code in Elkridge. Columbia and Highland are seeing moderate activity. Much of the rest of the eastern part of the county is holding steady. However, western Howard County is seeing limited inventory which puts constraints on market activity.
In positive news, there are 52 listings coming soon and our brokerage has seen a record number of listing agreements signed in December. There are currently 171 homes on the market and 50 of those have been on the market for more than 90 days. We are still finding that homes that are prepared and marketed effectively are going under contract quickly.
