How much does a turn-key farmette cost in Maryland? This is a really difficult question to answer since the pricing can vary wildly based on condition, location, square footage, and more. That said, if you are looking for a farmette that is move in ready for both horses and people, I can give you an idea of what that may cost in a few different parts of Maryland.
Our team has sold everything from 3-acre homesteads to 100-acre training facilities so this is based not only on sold properties over the last year, but also on my own experience in the market.
To simplify, let’s focus on properties with the following:
- A decent house—no mega mansions or tiny cottages. Let’s say an average of 4 bedrooms for good measure.
- Useable open pasture with safe fencing.
- A nice center aisle barn with 4-6 stalls and a tack room.
- 5-15 acres
Most Expensive Counties
In Montgomery and Howard County, farmette prices start at $1.2 million and can climb significantly higher. Anne Arundel and Baltimore County can also fall into this range though there are areas that are less expensive too. These areas are close to major employment hubs like Washington, D.C. and Baltimore and offer top-tier amenities—factors that drive up land and home values.
Carroll and Frederick Counties
I feel these two deserve their own section because Carroll is Central MD, but not quite as expensive as Montgomery or Howard and Frederick is in Western Maryland, but it is often more expensive than Washington County westward. Carroll and Frederick are a bit further out from the major metropolitan areas, but still highly desirable with prices in the $850,000 to $1,000,000 range for ready-to-go farm properties. These counties offer a balance of rural charm and accessibility, making them a popular choice for buyers looking for more space without sacrificing convenience.
Western Maryland
I’ll admit, turn-key farmettes matching the above parameters have been scarce over the last few years in Western Maryland (Washington, Allegany, and Garrett County) though buyers can generally expect to pay around $600,000 for a turn-key farmette. It's worth noting that historic homes and riverfront properties command a significant premium, reflecting their unique charm and limited availability.
Southern Maryland
In Southern Maryland (including Prince George’s, Calvert, Charles, and St. Mary’s Counties), turn-key farmettes average around $850,000, though pricing can vary depending on proximity to water or town centers.
Eastern Shore
On Maryland’s Eastern Shore, prices are typically more affordable, with inland farmettes ranging from $500,000 to $650,000. However, if the property is located near the water or in popular areas like Easton or Chestertown, you can expect prices to climb significantly—often exceeding $1,000,000.
Waterfront Premium
Waterfront properties with deep water access are in a league of their own. Regardless of region, if a farmette includes direct, navigable water frontage, you’re likely looking at prices starting around $1.7 million and up.
A Final Note
Of course, there are always exceptions. I've personally sold farms both above and below these general price points. If you’re open to something smaller or willing to take on a bit of renovation, you might find a hidden gem at a lower price. On the other hand, a large, turn-key equestrian estate in Potomac could easily reach multi-million-dollar territory.
